Landlord and tenant dispute over exits rate on pagadi rooms.

As we know as per the pagadi rule whaterver is the market rate for pagadi room, 50% goes to landlord .In Dombivali 1 rk pagadi rate is going between (7-8 lakhs) and 1 BHK rate is going between (10-12 laksh) so we gave the offer of 4 lakhs for 1 Rk and 6 lakh for 1 bhk (50% of market value.) . people who wants to exits they are demading 15 laksh for 1 rk and 20 lakhs for 1 BHk in hand. As I landlord it is not possible to pay this amount as it is too high as compared the pagadi rates in market. Please suggest how we can handle this situation. Tenants supposte to ask exists rate as per pagadi system and not as per the ownership. What is the law/ rule for landlord and tenants in this case. Can landlord legally take this matter to court and pay them as per the mareket rate for pagadi.
yes you have a right you can evacuate them by court order as you are a landlord. the valuation Pagdi will be not as per ownership. if you want to wicked them file and eviction suit before the court with suitable grounds as per rent Control Act. you can file suit individually on each and every tenants name for eviction on the grounds rent arreas, increase in rent , creation of sub Tenancy eventually the matter will be settled as per my experience of 11 yrs.

Well, as a Landlord, you can escalate whatever issues you have with your tenants regards release of Payment to them for exiting from your Property, you can take them to the Small Causes Court or the City Civil Court in the concerned Jurisdiction if issues does not get settled out of the Court.
