Property Tax in Pagdi System Flat in Mumbai

I own a flat in a building in Mumbai which comes under Pagdi System. I doubt there was some internal gift deed done in the family of landlord, how can we check current land owner of the building?
I wanted to understand are tenants liable to pay property tax on yearly basis?
If yes, it is calculated on what base?
Also landlord is now asking to pay arrears of tax of previous years. What proof can I ask from him to validate the figures?
Yes you can check the Current landowner of the said property and also whether there was any internal gift deed executed. in pagdi system, it's landowner responsibility to pay property tax as tenants pay rent which is including taxes. if landlord is asking to pay tax arrears, it may be because to rise in tax amount. You can ask for property tax bill from him as proof but most probably he will not give.
