Landlord Not returning the token money

I have recently came across a rental property listing and was interested in it. After discussing with the owner on the rent and advance, i have transferred a sum of INR 50,000 as token advance and discussed that the balance deposit amount will be paid after the agreement is signed. I was promised a fully furnished flat but later after 5days owner shared that he is talking away few items.
