What is the validity of g.p.a and agreement

Dear sir, I am Hindu. The owner of the property died leaving behind 6 legal heirs. We were not aware of this fact and entered into agreement in 2009 with only 3 of 6 legal heirs and also obtained g.p.a in 2007 from the same 3 persons. I request to know whether g.p.a and agreement would be legally valid? What is the maximum period for validity of an agreement? Thanking you in advance for letting me know this.

Registered G.P.A obtained in the year 2007 is valid as supreme court barred G.P.A transactions only in the year 2012.
Now, since the property will vest with all of the 6 legal heirs, ideally all of the six legal heirs should have entered in to an agreement with you for you to claim the full property.
Now you can claim the share of 3 persons who entered in to an agreement with you.
A validity of agreement is in general 3 years. however you can state that the owners denied you the right in 2017 and hence still file the case.

What is the nature of the document. Whether it is a General Power of Attorney cum sale or only General Power of Attorney. If it is only G.P.A. then it has only three years time of limitation. If it is G.P.A. Cum Sale it will long last till registration is made. What happened till now from 2007 or 2009. You must approach to get it ratified by getting regular Sale Deed in your favour. Whether property belongs to 1 to 6. Then what about other Legal Heirs apart from 3 persons. You must ask all to get registered a Regular Sale Deed

if the agreement of sale cum gpa is written then upon the death of the testator the gpa ceased to operate and gpa is not binding unless the property is transferred within the life span of the testator or it is cancelled by him

The certificate is valid throughout the life of the principal and may be revoked at any time during the lifetimes of both the principal and the owner.
