What is the validity of notarized deed

To answer this question i need to clearly know what is the notarized document. If the particular document transfers any right or not is a major hinge that can sway the response to either side.

As far as immovable property is concerned, it can olny be transferred by a registered deed.

And the Suraj Lamps judgement of 2011 that you mention is on the point that the taxes for sale of an immovable property may be paid at either of the stages be it the execution of the sale deed, be it registration of the sale deed or be it sale through a power of attorney.
