Notary agreement valid for property or sale deed

I have purchase flat on sept16 later I have get samman from court by third party as my sale deed is not valid third party claim for flat on basis of notary agreement for flat sale dated 30 april 14.they claim they had paid 12lakh in cash and 6 lakh vide chaque.now builder is got bankcrupt and under ground . plantiff made request court to declaration and permanent injection and cancellation of my sale deed I have made registry by paying valid stamp duty to goverment and before going purchased take search report of property.plantiff suit under 39rule section151 for grant of temporary injection. Plse advise what will happen and also tell me value of notary agreement

A Sale deed of property has to be registered. You cannot notarize a sale deed. it is not valid. You must have not paid the Registration fees . However since you have paid stamp duty you have chances to prove that a sale agreement was executed.

Register document necessary and legal..but law of contract is so important part of agreement. ..

Notarizing documents is not allowed and will invalidate your land registration. Courts wont recognize your title on the basis of a notarized paper. GETTING IT REGISTERED PROPERLY AS A NOTARY HAS NO VALUE AND YOU WILL STAND TO LOSE THAT LAND TO THIRD PARTIES WITHOUT PROPER REGISTRATION.

Instead of Notary sale agreement, you must go with register banakhat , will be stand legally before the honaryable court
