Is mutation of land necessary for land

My father had purchased a land of 3 katas out of 6 katas from my Uncle and done regisyration of the land. Now my father and uncle both are nomore and some other person taken the possession of my uncles land by giving some money to my aunty. Now the person is trying to sell the land and I fear that the person might include my land also for selling as my father had not done any mutation of the land. Please suggest me what I should do now by understsnding the above said situation.

Sensing your problem I suggest you should mutate the land first in the name of your late father's name and thereafter in your name by means of inheritance. once you mutate and obtain the draft chitha, jamabandi and trace map of the land you can easily demarcate your land and hold it in your possession. And sale thereafter without your permission will be illegal. moreover the Sale deed of your father is the most vital document for your proof of ownership.
Get the mutation done immediately. It's not just necessary it's compulsory. There is always the likelihood of your property being sold off to anyone you don't know by some illegal means and hence it's important to get your name registered. Since you have your sale deed and all get your and your family members name included as well.
