Land Registry Record Issue - CS to RS/LR Conversion

21-Jul-2023 (In Property Law)
We have one family property/Land before 1947 and recently it was found that our holding number is registered in some other name with four Khatian No(s). However in our mouza sheet the same property holding number is present. After investigation/searching in BLRO it is found that CS to RS/LR conversation never happened to our holding no. Currently we are absolutely in the dark and don't know yet how to resolve the issue. If possible with your expert's advice if we know the roadmap to resolve the issue would be really helpful.

The conversion from CS (Cadastral Survey) to RS (Revenue Survey) of land records is an important process in property registration and record-keeping, particularly in the context of West Bengal. Here's an explanation of these terms and the conversion process:
CS (Cadastral Survey) Record:
  • CS records are related to the Cadastral Survey of land, which is primarily a record of landholding and land distribution.
  • These records were historically used for land revenue assessment and collection.
RS (Revenue Survey) Record:
  • RS records are associated with the Revenue Survey of land, which focuses on the demarcation of land parcels and their boundaries.
  • RS records are considered more detailed and precise compared to CS records.
Conversion from CS to RS:
  • The conversion from CS to RS is undertaken to update and improve the accuracy of land records.
  • It involves a survey and mapping of land parcels to create more precise records.
  • This conversion is often a government initiative to modernize land records and make them more reliable.
Benefits of Conversion:
  • The conversion aims to reduce land disputes by providing accurate and up-to-date land records.
  • It simplifies property transactions and minimizes discrepancies in land records.
DAG (Dag Number):
  • DAG number refers to a unique identification number assigned to each land parcel in the land records.
  • It helps identify specific plots of land in the records.
LR (Land Revenue) Record:
  • LR records pertain to land revenue payments and assessments.
If you are dealing with land records and need to convert from CS to RS, it is advisable to consult with local land authorities or a legal expert with expertise in property matters. They can guide you through the process and ensure that all legal requirements are met.
