What is porcha and how can i proceed for it legally

29-Sep-2023 (In Property Law)
I was a teenager when my father died. I didn't know anything about porcha then because my mother also knew that having dalil with site plan is enough. But now I am a adult and came to know about porcha. Now my questions are 1)I have my dalil with site plan then why do I need porcha? 2)If I need porcha then how to get it?and tell about it's cost otherwise I can't afford it as after my father's death my family earning is not that much. 3)Will it be different in measurement and site plan map?

dear client,
Parcha is nothing but recording of the name of owner in the records of the BLlro department , it is merely a documents which records the name of the owner and the occupant and the nature of the land andmost importantly it neither creates the right over the property and neither extinguishes it. your registered deed of sale is sufficient document to prove the ownership.

Dalil or Deed is a document which proves ownership of land . And similarly you have to mutation in local land revenue office. They will issue porcha of the land in your father,s name. There should be Mouza, plot no, khatian no. Etc

"Porcha" is a document which is legally termed as Records of right(ROR).ROR document shows particulars of Mouja,JL no,CS/RS dag no , khatiyan no. If mutation of the property has already been completed, Porcha can be obtained from BLRO office otherwise mutation is to be done failing which Porcha will not be updated . You need not spend any money except mutation fee at Government prescribed rate. For further instructions contact lawRato.
