Execution of sale deed without presence of Seller

A company(X) in Gurugram is legal owner of a land. X has clear title on both sale deed & Mutation. X is now selling plots to individuals out of that piece of land. But registration of property is closed in Haryana. So X has executed a registered GPA in favor of buyer (Y). Now Y wants to register the property (sale deed and mutation) on his own name legally by paying stamp duty and other charges. Can the registered GPA holder (Y) do so without any further involvement of original seller (X)?

Greetings for the day,
In this situation Y can execute a sale deed in favour of any other person on behalf of X. however it will be legal when right to further sale out or register sale deed have been given to Y by X.
