Which is best mode of transfer property from mother to children? How much stamp duty and registration fee costs in different modes?

you can always go for the option of getting a relinquishment deed executed by your mother in favour of the children wherein the properties will be mentioned whose right your mother is relinquishing in your/your siblings favour.

If u want to get the property transfer from mother to you, the property has to be her self acquired or in the category of self acquired then GIFT deed is the best option ! However, in gift deed u need to pay stamp duty of 4-6% as per the circle rates of your area …n 1% registration charges …however we need more facts on the property ..! B in touch

Best mode would be the execution of the Will by your mother in your favour as a beneficiary. In this way there will be no stamp duty and you need to pay the lawyers fee plus registration charges for drafting and getting it registered
