How to verify the power of attorney documents

Land sought to be sold through Power of attorney (blood relative). Whereabouts of Principal cannot be verified at present. What documents should I look for to verify that POA is genuine and what method of payment to be adopted.

Original title deeds of the principal in respect of the land to be sold be verified. Record of rights of the concerned plot be verified. Search in the office of the Registering Authority where the POA was registered, to verify the authenticity of the POA.
Payment be made by cheque executing a registered deed of Agreement to Sell.

You can equrie the registrstion of the POA regarding its genuinenity where it is registered and in whose presence and mode of payment shall be made through cheque drwan in favour of the owner of the property or the executant of the POA

You will need to verify the genuinity of the land documents. Check his Jamabandi, khazana receipts, etc. Seek out a local lawyer in your area to guide you better in this matter.
Money should be transferred online and with written receipts and signed agreement stating that payment made via you to ABC was received by ABC in regards to the land.
