Need advice regarding rectification deed

There was a mistake in sale deed while purchasing the property now do I have to pay registration fees again to register rectification deed??I am christian.

Hello,

For registration of a rectification deed, you have to pay minimal charges. For general mistakes in original sale deed like spelling mistakes, typo errors, the stamp duty and registration charges payable is Rs.100/-. However, if the mistake in original sale deed pertains to area, the names of the parties or the extent of the property, the stamp duty and registration charges as applicable to the conveyance deed (sale deed) is payable. Dear Client,
You are confusing regarding stamp duty and registration charges. Stamp Duty will be levied on value of property according to registrar`s valuation of property. It is otherwise called as Registrar`s value and not market value. You have already paid the stamp duty. If any mistake is crept in Sale Deed then it should be rectified by filing a rectification deed to the original sale deed and the same should be executed by the same person who executed the Original Sale Deed and all the parties who signed on the original sale deed should signed on the rectification deed also and the same should be registered as that of original sale deed. Registration charges are nominal that is to say it is minimal like Rs. 500/- or 1,000/- as per Sate Registration Rules. You need not put stamp duty on the Registrar`s valuation on property as you already paid the same, but you must pay nominal registration charges only.
