Patta issue for sell house in Chennai independent house

My independent building 15years v bought.outside compound wall 124sqft builder left and he said that land also belongs to us. Now backside neighbour without any documents he said that land belongs to him.and he kept case also.(he kept case that land belongs to him and my building illegally constructed. For buyer v explained ready to buy from us.but here in Chennai PATTA is required for selling. While surviyur came for measure neighbour told it's in case he wont agree for patta.what to do now
