How to transfer property to a near relative

my uncle and aunty have no children, my wife(niece of my aunty) brought up with them,but not legally adopted. Recently my uncle expired, now my aunty want to transfer their property on to my wife's name. What is the best way of transfer so the best way of transfer so that there wont be any legal issues in future. Is gifting property allowed to niece or partition deed.

Firstly see in whose name title of property stands for if the property is devolved from your uncle to aunty . Secondly if it is self property of your uncle or is it ancestral and other relatives are their or not to claim. If all things are clear then tell your aunt to get it transfer by way of gift deed.
