Tenant defaults in paying rent

Last year I leased out my property for commercial purposes with facilities to use it as guest house. My tenant is using it as guesthouse. Although he is doing good business but never paid rent in time. In lockdown period with the permission of Health and Family welfare department West Bengal he has converted it into pay and use quarantine centre and earning even more buy is denying my rent on the ground of lockdown. What is my safeguard

Firstly you have to give a advocate notice for cancelling the license and give a specific time for surrendering vacant possession of your property in your favour. Then you have to file a suit for Eviction and recovery of khas possession. Though it take time but there is a certain result in favour of you.

if the tenant defaults in payment of rent then that is a ground for eviction. but we will have to file and advocates notice first and then and then only you can file a suit and in the said suit you can ask for eviction and also in the said suit there will be recovery of your dues and if the dues are not cleared then the defence of the tenant would be struck down and the tenant would be evicted. thank you.
