Same Land Sold To Two Persons, Who Will be the owner

I have bought a plot in 2002. I took possession in the same year. Since then I have been using the land. I have my sale deed registered and also I have mutated the land in my name. I payed the property taxes also. Now, in 2019, some third person claims that he purchased the land in 1998 from the same seller and he also have the registered sale deed with him. In such case, what is the legal way out..? Please advise me who will be the owner of this land, me or that person who purchased the land before me?

you have to file a civil suit praying for a declaration for cancellation of the 2nd deed as allaged t9 be registered by the 3rd party. you can take criminal action also.

Once a property has been sold to you, it cannot be sold again. The purchaser of your property and subsequent buyers do not have any rights, title or interest in it.

First sale is valid. Even after first sale, the vendor lost his ownership. Then how he can execute another sale deed for same property. However, u need to approach a civil court
