GPA TO REGISTRY OF A RESIDENTIAL PLOT

Hi, My father had purchased a plot in 1999 (Baprola Vihar, New Delhi) on General power of attorney. GPA is on my father's name, along with GPA he has Agreement To Sell, Affidavit from the seller, Receipt and seller's WiLL. Now, I have 2 questions: 1. How my father can transfer this GPA to me or any other family member (i.e his wife, son, daughter or grandson), If yes, then How?
2. How can we convert this GPA into a proper registry?
Please tell me what would be the procedure, documentation and other requirements to do so. Also, do we need the Testator presence during both the cases? if not, please tell me procedure.

First of all you need to check, whether that property is getting registered or only can be transferred in GPA.
If the registry can be done, you can register it or if not then property can be transferred only by way of GPA .

The property can be converted into registry form only when you wish to transfer it to someone or if the said property is in the authorised area and duly alloted plot of government. Further for transferring it to a family member one can do gift deed in favor of the respective family member.

The sale of leasehold property through registration of General Power of Attorney and Sale Agreement has started in Delhi. Now the owners of such leasehold properties can sell/transfer their properties by getting the General Power of Attorney registered in the concerned Sub Registrar Office in Delhi.
1. Stamp Duty equivalent to that payable on the registration of a sale deed needs to be paid in the case of registration of a General Power of Attorney and Sale Agreement in favour of a person other than one in blood relation.
2. General Power of Attorney in favour of those in blood relation can be registered by just paying a stamp duty and registration fee.
3. Both the parties and two witnesses alongwith Aadhaar Cards need to be present during the presentation of documents before the Sub - Registrar.
