The leave and license cannot be more than 11 (eleven) months. It is a technical matter of law. If it pass more than eleven months then it will be govern by the law of tenancy.
If you are strict to provide license for 36 months, it must be registered by giving revenue to the government.

For solve the future problem in between two person, Written Agreement in each and every cases is better than verbal agreement. On the other thing, Time is not a big factor. But some person feel that, short time agreement is better than long time Agreement.
