Tenant's rights in redevelopment

We are tenant of a 200sq ft standalone shop in Pune since last 35 years. The landowner has now transferred the land to a builder for redevelopment. The builder is pressurizing us to sign an agreement and evict the shop saying that he will allot us a shop after redevelopment, but we will have to pay the construction cost, registration charges and other charges like MSEB meter etc and also if he builds bigger shops then we will have to buy the additional area according to market rate. He also told that we will have to arrange the place for relocation on our own and will have to pay the rent of the new place on our own. We refused to his demands. He is also not ready to show us the construction plan saying that he doesn't have it as it takes time to get approved by the corporation. Now I want to ask What are a tenant's rights in this case? How much area can we claim according to the law in case of commercial premises? What documents should we verify before evicting? Thanks

Firstly do not leave the place where your shop is located. Secondly unless you have a plan approved by the authorities under their seal and stamp do not evict the shop premises. Thirdly if the builder has asked you to look out for a rent place on your own that’s not allowed and he has to give the rent for the same to you ideally you can look out for a place on your own but the costs have to be borne by the builder only until the redevelopment is completed
