How to calculate the standard rent for property taken on lease

We have been living in Madanpur khadar Sarita Vihar New Delhi from the last ten years on a lease and also regulating a play school for kids but we don't know the standard rent which shall be payable to owner there is no such agreement between us as we are paying 13000 pm for which they are also not giving us any receipt and increasing the rent ten percent annually please guide me how may I know the standard rent of the property which shall be possibly payable to owner

You must have rent agreement and rent reiciepts for your record. We need to file application before rent controller in court of law under section 11 of the DRCA. On recieving such application the controller shall fix the standard rent of the prescribed premises. But for this application limitation period was 2 years from when the property was let out or when the cause of action arose for increase of rent. For standard rent please read section 7 of the delhi rent control act it contains various aspects for calculating the standard rent.

there are two ways for getting standard rent , first the prevailing rent of the same type of property existing and secondly to fix a standard rent many things counts like the location, circle rate also it is advice to you that you must insist for a receipt of the amount you make the payment or there may be a lacuna in future if any more querry pl. follow me
