As per agreement Floor Maintenance work not done and rent not paid.

1. my tenant has not paid the rent on fix date which is 7th of every month as per agreement, already discuss personally many times but his promise are failed every month, he will pay on between 9th to 11th of every month, what should I do? this month (June 22) rent is not paid till now.2. terminated the agreement and give him one month notice to vacate the floor. As per agreement he is responsible for all general upkeep & maintenance in working conditions at his own cost (list of work is already given to him) but he is not interested to completed the work and rent of the June 22 month is not paid till now, he is not given the response on email also, could you please let me know in this conditions legally what can I do? how to recover the rent and maintenance cost from him?

You need to get a strongly worded legal notice issued to your tenant through a lawyer seeking eviction of your property and recovery of rent due as per the rent agreement. Further would like to peruse the contents of the agreement

You can send a notice to quit to the tenant demanding rent and use and occupancy charges along with other charges as detailed above an Incase he fails you can file a suit for eviction in the court for fees and other expenses you can contact me personally
