Q: There is some agricultural and house land (bastu) registered under the name of my maternal GRANDMOTH

There is some agricultural and house land (bastu) registered under the name of my maternal GRANDMOTHER in the Govt. ROR (porcha) , but now neither her or her only child- my mother is alive today. The land comes under Gram Panchayat authority and my GRANDMOTHER (late owner of the land) passed away at a different place which also comes after ANOTHER DIFFERENT Gram Panchayat authority. Also we have no KYC documents or ID cards showing my mother's name as genrally ID cards don't mention mother's name . So how can we transfer the land in the name of us the only successors - the four grandsons ?

Advocate Sudip Patra answered
get a succession certificate from a first class judicial magistrate and use it get mutation in your name and subsequently you can easily transfer the said property. also check out the current land records from the local land and mutation office.

Hi,nSo I live in a house, shared my my dad and 3 uncles, 3 floors. Quite sometime back the floors were divided legally so we can sell out parts if needed without the other's intervention. nRecently my uncle's children living in the ground floor wants to put a new gate in the entrance which will stay locked all day and anyone comes, we will have to go and open the gate (so 1st and 2nd floor ones will have to go down that many stairs to open the gate and we get a good amount of visitors due to medicine delivery, gas, online ecomm website ordering, etc. nSo, problem is there is a wooden door that they are closing from inside in the ground floor everyday even at 7 pm! If I am not at home it is not possible for my 60 year old mother(dialysis patient) to go down 2-3 floors to open the door. What can be done legally? 2 owners are on the same side against it, but the ground floor owner is doing these. Please advise

Advocate Sudip Patra answered
file 144 CRPC application before executive magistrates and very same time file a title suit with interlocutory injunction order for right of easement before local civil court. 144 application will solve it in short term while the other procedures in long term.
