Q: What is the procedure for changing the name in flat ownership documents? Specifically, how to change

I have a flat in Pune that is jointly owned by my son and me. I included my son's name for a loan, as I was 53 years old at the time and the bank would not provide a loan in my name alone. I have made all the payments from my account, while my son has not contributed. Now, I want to include my wife's name in the deed and remove my son's name. My son is willing to sign any legal documents for his mother. How can I change the name in the flat agreement, and how can I transfer ownership of the flat?

Greetings. Make Deed of Gift between your son and his mother showing your son is gifting his share of flat to his mother out of natural love and affection (No consideration). Register it. Its has nominal stamp duty. submit the same with society and apply for membership in your wife's name and remove the name of your son form record of society. Other option is to execute Release Deed by your son in favour of his mother but its registration requires payment of stamp duty. thanks.

Greetings. for using the residential premises as commercial one, we need to see the clauses mentioned in your agreement with builders. secondly whether the property is self acquired or parental property? whether the property is located within jurisdiction of Municipal Corporation? if yes then you need to take prior permission of Corporation for changing the usage of premises.

hello....land acquisition cases should be presented before revenue authorities like collector... depends upon under which circumstances land is acquired..if any penalty is required you can pay the same and get land back... if not resolved with revenue authorities....can further file civil suit

hello.....you can execute settlement deed or deed of transfer with your parents for returning or transferring amount to parents. also you can register the same with Sub registrar office.necessary stamp duty is applicable
