Sir, you have an interesting and good question. Generally, the valuation amount would be same in agreement of sale and sale deed. However, sometimes, in some situations, there is no hard and fast rule by any law or Rule to mention same but many a times, the valuation figure may be different in agreement of sale and registered Sale deed and no legal consequence will follow against you. Don't worry and have happy and peaceful sleep. Still, if you feel doubt, you can approach learned Advocate for Legal Opinion.

Usually there are no legal consequences as long as Agreement of sale is not registered. If at all IT finds it, they may ask you to pay the tax. Sub-Register only goes by government valuation for land and construction as builder says, people usually do this to reduce their registration charges.
