Well, there is no fixed limitation period for mutation of property of deceased to be transferred in the name of his legal heirs. But it is really important to get it done because by mutating a property, the new owner gets the title of the property recorded on his/her name in the land revenue department and the government is able to charge property tax from the rightful owner. One needs to get mutation done and get the new owner details updated in the revenue records maintained by civic bodies like Municipalities, Panchayats or Municipal Corporations.

According to Article of the Limitation Act of 1963, the claim must be filed within 90 days of the death of the party. We hope that the legal heirs come within three months and settle the matter.
