If u have both residential urban and agricultural property, there is requirement of mutation in the record's of both ones and for the same u have approach the appropriate authority accordingly for urban-minicipal corporation or municipal council and in the case of agriculture tehsheeldar of the area.U can't alone sell it with joint name with ur uncles. Name of Ur mother and sister must be on record with ur name.So get the name of ur deceased father mutated. No deceased can execute a sale-deed my friend.
