Possible Legal tussle in purchasing a property with boundary dispute

Hi, Planning to purchase a G+1 Floor individual house property at Chennai. Was informed by seller, property's ground floor wall is common and shared by seller's building and adjacent neighbor (his relative) building. The common boundary wall is located inside seller's property physically and documents show the same. Seller is saying that I cannot touch this common wall and he has agreed to reduce cost accordingly. Pls advise about potential future legal problem and any steps to consider for now. Thanks in advance.

From your query what I could understand is that the said ground floor boundary wall is shared by the seller and his neighbor relative. But at the same time you were saying that the wall is located inside the seller's property physically and documents show the same and in that case the seller has got absolute right over the wall. Therefore It doesn't require any permission or consent either from the proposed seller or his neighbor relative for any alteration or demolition, when you buy this property. But please make sure that there is no registered agreement executed between the seller and his/her relative neighbor for the right of the said wall. Hello !! There will be no legal problem for you. You do not have to worry as the compound wall will also be a part of the total extent of the property that is to be purchased by you. It will be a problem only if the compound wall is located inside the seller's relative's property.
