Is Occupancy certificate required for an individual house

I built a individual single unit house on a 1500 square feet plot and built up area is 2050 sq ft thru a small time contractor.The building was completed in 1992 and assessed by BBMP for property tax and have been paying tax since then.I also have Katha and all other documents and now negotiating to sell it. Does the individual house need a Occupancy certificate for selling?

The Occupancy Certificate is a document issued by a statutory authority. It is required for commercial buildings and for residential buildings that have more than five units. Occupancy Certificate is issued for an entire building, or a part thereof, and is not given to individuals houses. As obtaining Occupancy Certificate for an independent house is not mandatory.

No individual house doesn't need occupancy certificate your khatha certificate, tax paid receipts, khatha extract and registered sale deed is enough prove your occupancy. Hence, you dnt need occupancy certificate as it meant for flats of multistoried and in huge number of residential flats

OCs are issued to an entire building or part of it, not for individual flats. It is against the law to occupy a building that does not have OC. This can be due to a number of reasons, such as: the building does not conform to the approved plan or has an illegal unannounced addition.
