Is it safe to purchase flat without OC

Without OC is it safe to purchase flat as the building is more than 20 year old & have share certificate & society is formed. Also property tax is paid with maintenance bill. Please suggest.
Original documents are necessary. Many times people are taking loan from bank and they mortgage the property to bank. If the mortgage is by equitable mortgage in that case the person has to deposit original documents in the bank.

This is my response to you:
1. No it is not safe to live in a flat which does not have an OC;
2. Anyday the municipal authorities can come and vacate the residents of such flats with immediate notice;
3. So it is better to not go for purchase of such flats irrespective of the share certificate or society registration etc.
