? double document and single patta-whether legal action still.required

20-Jun-2023 (In Property Law)
I bought a vacant plot 2360 sq ft in 2007 after verifying parent documents, EC and patta. In 2008 I got patta transferred in my name. in 2013 I have put a concrete fencing and grilled gate and lock. In 2017 local builder got a power of attorney with similar property details and claiming my property. he applied for patta showing our land in 2019 for which enquiry was done by thasildar in taluk office and told patta given to us is proper and it can't be cancelled. he is constantly threatening us with local goons to leave the property and breaking our plot gate and putting bore well which was eventually cancelled by us using police force. now I want to construct a house there, what needs to be done to prevent him from stopping our construction work, he is also preventing us to sell the property by fixing posters at our plot compound that this property belongs to them. please help me how legally I can protect my property from other people encroaching and claiming our property.

There are two things in all such cases: impersonation and document forgery. While the Anti Land Grabbing wing takes up impersonation cases, forgery cases where buyers are cheated with fake documents are handled by Anti-Endorsement Document Fraud team of the CCB. The trouble is, said a sub-inspector on condition of anonymity, while forgery can be established soon, impersonation cases are trickier, taking years together to reach closure. “Fraudsters often choose people who don’t have any identity of their own, thus making it difficult for police to trace them. This drags the case on for too long,” said the officer, adding, “That is one of the reasons why arrests are made in about five to six years after the case is taken up for investigation.” Being a document based white-collar crime, the offence should be established using documents from revenue department, sub-registrar’s office and district collectorate. “Depending on the urgency of the case, the department concerned respond to our queries and furnish the required details,” said Ponram, Assistant Commissioner (Land Grabbing-II), Central Crime Branch.
