Is the leave and license agreement registered?
If it is a registered document then proceed with the filing of the suit
Make available your bank statements
And before your proceed with the filing of the suit ensure to also give a notice for the payment of the actual rent amount to the tenant.

Hello!

Have you filed suit/ case against your tenant for payment of decided rent? If you have filed case then only court will interfere in your matter. other easy option is send him legal notice for payment of rent. If he still refuses to do so you can go to court for the same.
