MOU signed between landlord & tenant for sale of house later refusing

A MOU is signed between landlord and tenant for selling the house to the tenant in which he lives.Later on landlord refuses to sale the land and ready to return the advance money. Can the land lord do so?

Sir, either agreement or mou, depends on terms and conditions. After, receiving advance amount, if owner has a good cause for refusing to sell the property, he can cause a notice to purcaser with reason and cancel the mou by returning the received advance as per the terms and condition.

The ability of the landlord would depend on the wording of the MoU. If the terms are akin to an Agreement to sell, termination of the same by the landlord can be permitted in the method contained in the MoU. Hence, one must examine the MoU and the validity of such an action before considering any future steps.
