I got to know from my lawyer that publication in a newspaper citing the land details is necessary to avoid future illegitimate claims by third parties. My questions are: 1. Is publicizing in a newspaper mandatory before buying land, citing the site details? 2. Does it have any weightage in the court of law as evidence if someone falsely tries to claim the land in the future? sir, Publishing in news paper is not a mandatory in law. There is no assertion that every one has to read news paper. But, it is one of the easier method to know the litigation. There is no much weight in court of law. It will be a bonafeid reason if tomorrow arise any legal complication. Though not mandatory, it is better to notice to public before to be purchased. It is a method of secure the interest of investor or purchaser. Some high courts have high lighted the public notice has to be given to check litigation. so nothing wrong in your lawyer advice.

opinion; The purchaser has to approach the government for lifting of red zone with proper application. It may be lift or not depend on grounds. The government has power to do it. otherwise the purchaser can use it for the purpose mentioned in the order. There is no bar to get register the same in the name of purchaser name.

If the said property is an ancestral property or self acquired property, if your grand father died leaving his estate and even your father dead, without alloting your father share, any kind of alienation like sale, partition, rtc., become null and void ab nitio. So, you all can file a suit questionung all transaction from your uncles. You will get your lawful share.

Your problem understood. Your question shows that you are all joint co-owners. You can take registered GPA from them for selling of the property . If they do not co-operate to do so, then you can file suit for partition against them and after getting and then due title passes, then sell it.

If the property is self acquired property of your parents and your parents have gifted some portion to grand children, its valid. During your parents life time you have no right over their earned property. If they sold or disposed during their life, you can not claim over it.
