Landlord not refunding security and making false claims.What to do?

My Flat Owner has given me cheque worth Rs 35000,which got bounced for a 1bhk apartment when i left it. Now she is not ready to give another cheque and is complaining the missing items in flat, and harassing me. After so long negotiation, we settled on Rs 35000 deposit for deposit amount of Rs.50000. Now She is not ready to give me another cheque, as she wants to deduct some amount from Rs 35000 for some items. What legal course of action can i take ?

Send the owner a legal notice through your advocate, calling upon her to pay the amount immediately, if she fails to pay with the stipulated period then you can file a complaint with the competent authority appointed to handle such cased of owner and tenant
