My tanant applied for adhar card using my address. By providing tendency agreement for 11months any problem for me?, can tanant apply for aadhar card on rented address ?

Dear Client,Your Tenant has used your address for the purpose of making an aadhar card, for which you need not worry. However its important that you register you leave and license agreement and also that you do the police verification of the tenant done.



Q: Division of property of a childless couples in india

We are married for last 21 years with no children. We both have individual savings with each other nominations. I have many differences with my in laws. I always think that what will happen to our savings, our property, if we both die together. who will be legal heirs of childless couples property ?, Can anyone please help me

Dear Client,You can make a will of how and to whom your property both moveable and immovable will be given after your death, likewise your wife can also make a WILL. However if your do not want to make a WILL, and both of you die then your property shall devolve upon your mother , if no mother then your Father, your brother, your sister being the heirs as mentioned in Class I and Class II, in the Hindu Succession Act



Q: Can property acquired in lieu of tenancy be bequeathed

My father was a tenant who expired in 1984. The property got developed after death of my father & my mother got a ownership flat in lieu of the tenanted premises. Can she bequeath the flat to my younger brother without my consent ? Can i claim share in the property after death of my mother ? We are only 2 brothers.

no she cannot, all the heirs of your father shall have equal rights in the property the property has been registered in your mothers name only for the sake of convenience, you can object and also contend

I plan to keep 2 ladies as paying guest in my apartment for 11 months where I too would be living. Is stamp duty and registration required?

yes you will be required to pay stamp duty and register the document as leave and license, you will also be required to do the police verification of both the ladies and keep a copy of the same with you

I am a Catholic, What is the legal procedure to transfer my property to my sister which deed is required & also stamp duty charges if any?

Dear client, the transfer to your sister can be done by gift deed for which the stamp duty is 3 % +1%LBT and 1% registration fee calculated on the market value of the property in the state of maharashtra.
