Landlord not allowing to vacate the room

Dear Sir/Madam, I am a student and staying in a house with my family. I was getting here a problem of current bill because there is submeter connected to my house current meter and getting lots of bill. When I told this problem to owner then he directed told me to vacate the room. He did not not respond at all. simply took the rent and went. And when I want to leave the room now then he is not letting me to leave the room and telling that I have signed on the agreement so I can't leave. He was saying that I didn't give any notice before 2 months that's why I can't leave and now he is forcing me to stay there while I informed him 20 days prior that I am leaving the room. Please tell me solution for that I will be very thankful to you. Thanks.

• The Termination clause mentioned in the rental agreement is very important. The tenant as well as the owner are legally bound to what is mentioned in the clause.
• According to the clause in your rental agreement, if notice period for termination is mentioned as two months, then the tenant or the owner has to inform two months prior about the termination.
• If the tenant cannot wait until the notice period is over, then he will have to pay rent for the notice period even if he doesn’t stay in the rented house.
• It is advisable to either party to provide a written notice to avoid confusion.
• If both the parties, the owner and the tenant, have no objection in terminating the agreement, then there are likely no risks.
• In case the owner demands for few months rent and any additional charges, which is in accordance to the agreement, then the tenant is bound to pay.

Have agreement just send to legal notice as per owner responsibility he fails to give all facilities immidiatly can take legal action against him..owner responsibility to maintain all things if he fail tenent have rights to vacate the house
