Does owner have right to charge advance yearly after 12+ years again

Hi sur/mam me n my husband are dental Surgeons in practice since 2010 April 9 at a rental premises advance of which was 50k that we paid and occupied and since then paying rent every month in time ,in between rent has been hiked many times and we were paying accordingly since 3years owner has been charging us yearly additional advance of 1L besides monthly rent otherwise being told to vacate how far is this legal or are we being
fooled by owner
Do we have any right on that (Shop)premises
hi first need to see the copy of the agreement and the clauses in it and if they are hiking the rent and the advance amount without having any authority then you could send legal notice to him and could obtain stay on eviction
