Advice in case landlord not accepting old rent after hike in some tax

This regarding pagadi system shop in Mumbai in this i have to pay some amount rent to the owner because he has to paid tax to the goverment .but since 2 years he refused to take rent when i questioned regarding .he told some taxes are increased he has do some calculations so I need advice what to do now

Dear querist, you must tender the rent without prejudice and forward the same with the covering letter stating that you are ready and willing to perform the terms of tenancy and therefore the rent has been tendered and undertake to pay any difference after the proper accounts are given by the landlord

To show your bonafides it is advisable to pay the agreed rent to the landlord by postal/ money order on his registered and correct address. The said amount being paid by you must also include the amount of arrears of 2 years. By doing this, you will have proof with you about payment of rent amount.
