Builder charging high cancellation cost for agreement what can i do

I wanted to cancel agreement entered with a builder because of flaws in his work. He is demanding huge compensation for cancellation. The agreement is entered on white paper which is printed with materials to be used in construction. This agreement is neither entered on stamp paper nor it is notarised. But I have signed on agreement. Is that agreement a valid document. Can he sue me in the court of Law with such document?
