Clarification on registered gift deed property from mother to daughter

10-Mar-2023 (In Property Law)
I am planning to buy a property which is registered gift deed from mother to daughter with clause " its self acquired and only donee has rights on property. " The gift deed is also witnessed by 2 brothers of 3. Now do I need to get a family tree document and sign of all 3 brothers or just the one who had not signed due to his unavailability in Bangalore at the time.

The property is absolute right of the daughter. You need not get signatures of any of the brothers. You can add the names of family members of the daughter as consenting witness in the sale deed for satisfaction . Feel comfortable to meet me to verify the Title for further safety

The phrase in the gift deed " its self acquired and only donee has rights on property. " doesn`t make much sense, as while gifting it is donor who claims all rights over the property. However, if you get the signatures of all 3 brothers you will have no worries whatsoever in times to come. Go ahead.
