Registration done of Agricultural land but sold to other person

i give a advance 210000 rupees for a agriculture land on 24-12-2014 agrement done on 100bond paper due amount 140000 will give on rigistration time but the seller not come to rigistration and last month they sold land to another person with out any intimation to me what to do take back my advance amount please help me
Was the sale deed registered?
If not then you can either sue him for breach of contract and claim compensation for the same. Or you can send him a legal notice demanding your earnest money refunded with immediate effect. If the seller ignores/denies to comply to the same then you can file case for recovery in the jurisdictional civil court.

you should mention the date of agreement and the time fixed for registration.
firstly get issue a legal notice through your lawyer to the land owner (who entered agreement with you) by demanding him to register the land at your choice.
rest all the mater will be settled in your favor.
