Buying or selling eksona or sarkari land is prohibited by law. However, it is possible to purchase eksonia land by preparing a deed that assigns a Dag number to the land and includes the total area of land specified in the khajana or money receipt. This information should be mentioned in the agreement deed, which should be notarized.

While buying land is generally considered a good investment, purchasing eksonia land is not advisable as it is not as valuable as miyadi or patta land. To convert eksona land into miyadi land, certain criteria must be met. The land must be occupied for at least 20 years by someone who has regularly paid the khajana. Additionally, the government has the discretion to determine whether the land under a particular Dag number can be converted into miyadi land and divided into different patta. The government's decision-making process is time-bound and can vary depending on the circumstances. However, there are some ways that government officials may be able to assist in converting the land to patta land.

Ultimately, it is up to you to decide what course of action to take and under what conditions.

Eksonia means Annual Patta. Eksonia land holder has only possessory rights. Same is not legally transferable or heritable. How ever, there are many persons purchasing eksonia lands in high consideration price. Govt. can take back the land any time even from the original allottee . No legal right is created by purchase of such land.
