Want clarification on converting agricultural to non agricultural land

Hi, how can we convert agricultural land into non-agricultural as this is one of the problem we are facing while getting our conveyance done in Mumbai. Also what is the anticipated cost?

The complete procedure for conversion of the land is given in section 44 of Maharashtra land revenue code which is applicable to Mumbai area also. There is no certainty regarding the Advocate Fee for hiring the services.

You can convert agricultural land into residential or industrial land by paying a fee known as conversion fee. You can get a change of land use after obtaining all the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion. Along with the application, you need to attach certain documents such as ID proof, mutation letter, original sale deed or gift partition deed, latest tax paid receipt and certified survey map. There is a fee to get the land converted, depending on the nature of the property and its location.names of the present and previous owners, kind of soil and crops, mortgages etc also need to be provided. Certified copies of these documents can be obtained from the revenue office or the Tahsildar. All outstanding dues should be paid in full and copies of payment proof
The permissions for conversion usually takes months and with the new amendment in the MLRC
