Selling property in the name of my father

I want to sell a property (independent house) which is in the name of my father. Both my father and & mother expired a few year's back and there is no will.
I am the only brother and I have 2 elder sisters.both married.
My sisters do not intend to claim a share in the said property.
Please suggest as how should we go about it considering the fact that all 3 siblings live in different states of India and my sisters would not like to travel in the current situation.
what is important is in which state the property is situated ; if In J&K you can file an application before the concerned Tehsildar for mutation along with dratch certificate and NoC from other siblings
as far as their exemption from personal appearance in concerned that would be difficult to wave off
