Sale of Condo Flat in Nashik with no registered society

Hello, I am a Hindu selling my flat in Nashik. Currently in the name of myself, my mother and my deceased father. I have an unregistered will for my father -- Will this be sufficient to transfer his name over ? And also are there any specific laws I should be aware of, when it comes to selling a condo flat (the building does not have a registered society).? Thank you

Dear Querist,
There should not be any issues in selling the flat except for the purchaser might satisfy himself about the legal heirs of your father. And might also ask for certification of will of your father from court.
If the purchaser does not ask for, then there should not be any issue.
