release deed for deceased Mom, to transfer property to son's name

My mom passed away intestate a couple of months back. We have her name on the real estate property and needs to be transferred to my name. We are 3 legal heirs, brothers, and having no dispute. There is no will available. It seems that we need to do a release deed to get the name transfer. Please advise if this is true. And if it is and if you deal with it then I would like to know the process, time, cost estimate.

The question is whether you all have taken legal heirship certificate from court? If yes than other two siblings shall have to give NOC to get the property transferred in your name. If No, then first you will have to take legal heirship certificate from the court.
