Regarding to a property registration that occur with my neighbor

My uncle have 7.75 cent of land near to my property.so first he sell his 6 cent of land to a person with a mention that the rest property is a way to my land and say that there is no property left to him before 4 years the registration occur. Now he sell that way to that person without my knowledge before 2 months. My question is 1.is the second registration is valid or not? 2 is he can give a rewrite of his first registration documents?

Mere oral consent has no validity. In your case you have no right on your uncles property. So he doesn't want to seek your permission to sell that property. The second registration is absolutely valid if it is done correctly.
