Purchased a house with loan cheque but cheque delaied by the bank

Sir i had bhought a house and got registered with paying margin along with nbfc bank cheques copy. Now bank is not handed over to seller due to liqudity curnch and giving promise to pay within a time period of 2 monthd. Now seller is giving pressue to buyer for cancellaion of registry.in this case what is the position of buyer and what steps he need to take pl explain.

as per your enquiry I will give you advise that it is not required to you to take any step just wait and talk to the bank to pay the remaining amount if he is unable to pay file complaint before consumer forum by saying that it is deficiency in service and demand compensation for your loss and loss of your goodwill. So for as the cancellation of sale deed is concerne for that purpose without your consent purchaser can not cancel the sale deed for that purpose he will have to file the suit for cancellation of sale deed or will have to take your permission otherwise he can not cancel the sale deed. Only trouble for you is that he can log the FIR under section 420 against you or if any cheque has not been paid he can file complaint under section 138 of negotiable instrument act.
