Hello,
To transfer the property share from mother to the son, you have to make a gift deed which needs to be registered and to register the same a stamp duty and registration charges are applicable. If the property is in mumbai there is no stamp duty from mother to son but a registration charges of Rs twelve hundred apprx is applicable. But if its out of mumbai than 1 % local body tax is applicable.

Once you make the above stamp duty and registration charges you can go for registration of gift deed . After the gift deed is registered you have to take a copy of the same and submit in the society which will make the child owner of the property.

procedure.. Take the non judicial bond of rs 100, draft your gift deed , take two witnesses with you , and get it registered at the office of registrar by paying requisite stamp duty....
